Opening Valve at the Dam

September 27, 2023

The valve will be open no earlier than October 20th and no later than November 1st. We are currently working through concrete repair plans for the dam. The goal is to have the repairs done this fall. If it’s determined that we can achieve that timeline then we will open the dam on October 20th. I will send out communication as things are finalized.

Once open, you have about 1 week to remove your boats before it starts to become very difficult or impossible to use the ramp.

The lake is lowered for several reasons. The main reasons include the protection of shorelines from ice, to allow for easier access to make repairs to shorelines and docks, and to relieve pressure on the dam.

Of course, the weather is the main driver in when, and if, the water reaches winter pool. It generally takes 2-3 weeks for the lake to lower to winter pool. If we experience periods of rain then it will take longer.

We can not control how fast the water lowers. The valve will be completely open through the winter months.

CLPOA Rule of the Week: Pets

August 16, 2023

This rule of the week is a repeat of a post in July. Over the past two weeks, I have received multiple calls about dogs chasing runners, attacking other neighboring animals, and just wandering around. Below is the lake rule for pets. Please review D (1). Those that are experiencing issues with neighborhood dogs in public areas, including along roadways, please contact the Madison County dog warden. In addition, you can report the address to me so that we can address it via CLPOA rules and regulations. We ask that all dog owners assist with the safety of residents and their dogs by ensuring your pet is not running free.

Below is the verbiage for pets. Please pay particularly close to rule D(1). I understand most want their dogs to be free. A leash is not as much fun for the dog. However, it is very important that your dog remains on a leash while you are off your property. You may know that your dog is safe, but you may not know what stage of training another dog is in. This could result in a preventable accident for both dogs or you.

Rule of the week – Collections Policy

August 2, 2023

This week’s rule is actually a notice of a CLPOA Policy. Below is a link for the collections policy. My staff and I are committed to following the attached policy.

The CLPOA BoTs have done a great job over the years of adjusting the policy to assist with timely payments so that the business can operate properly. As we all know, the costs of everything have increased significantly over the past 3-5 years. There has been no increase to the operations assessment (which is the Lot Assessment on your invoice) since 2014. The Lot Assessment is the assessment that funds the day-to-day business operations. This makes timely collections of current invoices and efforts to collect past-due assessments even more important.
