This message is to communicate our collections process. Timely payments are very important for the association to stay on schedule, and so that property owners avoid late fees or attorney fees due to collections.
A late charge of 1.5% is applied to your balance every month that your account is past due.
When your account becomes two quarters behind, you will receive a letter explaining that payment, or a payment plan, is needed to avoid your account being turned over to the association’s collection attorneys. Typically that letter will include a 10-14 day deadline. If the deadline is not met, I, Mike Casimir, will give you a call as a final reminder.
If payment is not received by the final deadline, your account will be turned over to collections. The attorneys will draft a letter requesting payment. This letter will include a fee that is charged to your account.
Failure to respond to the attorney’s letter could result in a lien being placed on your property. All fees associated with filing a lien are charged to your account.
Once your account reaches $2,500.00, the CLPOA association will begin the foreclosure process. All fees associated with the foreclosure process are charged to your account.
All of the above steps can be avoided by making timely payments or by communicating with me or the office. We understand that things happen. Please do not hesitate to reach out to us to discuss payments of association dues. We would much rather work with you before reaching the steps in the process that involve our collections attorney.
