The week of August 6th, a full community inspection will be performed. The inspection will focus on compliance with CLPOA Rules and Regulations. A letter will be sent to each property owner that has an item identified as being non-compliant. There will be a 14 day timeline to correct any items before a citation is issued. The goal of the inspection is to assist in maintaining the beautiful conditions of the community. Below is a list of items to focus on to prevent a letter being sent to you.
Key Inspection Items:
- Tall grass and weeds on your property: Common areas for these issues include landscape beds around the house, along fence lines, around sheds, and in gravel driveways. Please double check these areas to determine if a little extra attention is needed.
- Parking: All property owners’ motor vehicles are to be parked on their driveway or in their garage. Your yard can be used for parking for a limited time should you need extra parking.
- House numbers: Please check to see if your house numbers are clearly visible from the street. The reason for this inspection item is strictly for your safety. We want emergency services to easily locate your house should you need their services.
- Fences: Sections that are leaning and broken posts should be replaced.
A shoreline inspection will also be completed in August. This inspection is to ensure shorelines have adequate erosion control. We will also inspect property conditions from the lake as well. Property Owners will have until next spring to fix any erosion issues on their property. This timeline will allow shoreline work to be performed while the lake is at winter pool. Please note that the lake will be lowered beginning October 15th this year. It takes approximately 14 days for the lake to reach winter pool, if we do not receive any rain.
