How many homes are in Choctaw Lake? How many people live in the community?
There are approximately 875 single family homes in Choctaw Lake. Most homes are situated on lot sizes that range from 1/3 acres to about 3/4 acres with some exceptions on both sides, of course. There are approximately 2300 residents total.
Approximately how much are the annual association fees and what do they cover?
Every home owner pays an annual $25 membership fee. Additionally, residents pay lot assessments, road assessments, and a lake clarity assessment. Together, the membership fee and assessments amount to approximately $1,200 paid annually, either in total or in quarterly payments. These assessments support the maintenance and landscaping of our 285 acre community including road maintenance, lake water quality, and common area maintenance. Fees and assessments also cover full and part-time employees and the salaries of our 24 hour private security staff.
Who has access to the Lake?
Choctaw Lake is a private, deed restricted lake. Only property owners have lake access rights. Residents have access to a beach with swimming area, and several boat access areas located around the lake.
